There are many reasons why a person needs to list their home and a common question is when is a good time to list?  The answer for a lot of people is when you want to!  Sure, there are times when statistically speaking it might be better to list.  I tell folks that if they want to sell in the spring, January is the best time.  That is when people with school-age children start to think about a new home and want to be in either before the year ends or during the summer before the school year starts. 

It is a little slower in the summer (maybe not when inventory is low) when folks are away on vacation.  It's also a little slower during the holidays when folks have other things on their minds other than house hunting.  But there is always going to be a buyer who gets transferred to your area or a family who has for some reason a change in circumstances that calls for either a larger or smaller home.  Truly, there isn't a bad time to list your home in a seller's market.  There isn't a time a year when there aren't some buyers who actually need to buy a home.
