I have 7.  Yes, 7 active buyers right now in varying price ranges, looking for a home.  There are probably 5 to 20 people looking for the same home with other agents.  

We need inventory.  All of my buyers are great people.  Some are looking for their first home.  One young couple looking for their first home are both nurses.  He works in one hospital and she is working in the other.  They both work 12 hour days and are rarely off on the same day.  Every time we do get into a house, they lose in a bidding war even though we go over asking, they have excellent credit and a healthy down payment.  They are ready to settle down and start a family and I can't find them a house.  If you are in the West Chester or Great Valley school district with a home in the price range of $350,000 to $410,000ish and are thinking of selling, please let me know.  The nicest young couple you'd ever want to meet.  They are looking for 3 or more bedrooms and 2 or more baths.  They could make do with 1 1/2 baths if there's room to enlarge the powder room.  

Several of my folks have homes they do not need to sell but they want to move up into the $500,000 to $600,000 bracket.  They would consider West Chester or Downingtown area.  All are pre-approved. 

Another just sold his home and is looking from $350,000 to $450,000 in the Downingtown or West Chester area.
